In Portugal, agent fees are paid by the seller — typically 3–5% of the sale price. As your buyer's agent, we earn a share of that commission at completion, which means you receive expert, independent representation at no cost to you.

The process

Your Buying Journey

A nine-stage path from first call to keys. At each stage, here's what's happening on your side — and where we can help, introduce someone, or step in.

    Free Discovery Call

    You tell us what you're looking for; we tell you what's realistic in Lisbon right now. Thirty minutes, no obligation either way.

  2. 02

    Legal & Admin Setup

    You'll need a Portuguese lawyer, a NIF (tax number) and a local bank account. We can introduce you to people we trust for all three — or work with whoever you prefer.

  3. 03

    Finance & Mortgage Prep

    If you're financing, this is when you sort a mortgage. We can introduce you to brokers who specialise in international buyers, or you can bring your own. Either way, it helps to be clear on numbers before viewings start.

  4. 04

    Neighbourhood & Property Search

    You decide what matters — budget, neighbourhood feel, views, floorplan. We shortlist against your brief across the public portals and off-market opportunities we hear about.

  5. 05

    Property Visits

    You view the shortlist. We come with you, brief you on each property beforehand, and give an honest read afterwards on condition, realistic value and fit.

  6. 06

    Offer & Negotiation

    When you find the right one, we work up an offer based on comparable sales and negotiate directly with the seller's agent on your behalf. This is where a buyer's agent earns their place.

  7. 07

    Due Diligence & Contracts

    Your lawyer runs the formal due diligence before you sign the CPCV (promissory contract). We stay in the loop, keep things moving, and flag anything that doesn't look right.

  8. 08

    Final Deed & Handover

    You sign the escritura (final deed) at a Portuguese notary. We come with you. If you can't be in Lisbon that day, your lawyer can arrange power of attorney and we'll attend on your behalf.

  9. 09

    Settling In & Ongoing Support

    Once the keys are yours, there's utilities, any renovation work and local registrations to sort. We can introduce you to people we trust for any of it, and stay in touch as long as it's useful.
