Privacy policy

This Privacy Policy explains how Lisbon Property ("we", "us") collects, uses and protects the personal data of visitors to lisbonproperty.pt and of clients and prospective clients of our buyer's agency service.

We process personal data in accordance with Regulation (EU) 2016/679 (the "GDPR"), Portuguese Law No. 58/2019 and any other applicable data-protection legislation.

The data controller responsible for the processing of your personal data is Lisbon Property, a real estate buyer's agent operating in Portugal under AMI licence.

2. Personal data we collect

Depending on your interaction with us, we may collect:

• Identification and contact data — name, email address, telephone number.
• Enquiry information — the content of any message you send us, your approximate budget and information about the property you are looking for.
• Client data — if you become a client, additional information required to deliver our service, including copies of identification documents, proof of address, Portuguese tax number (NIF) and other information reasonably necessary for a property purchase.
• Technical data — IP address, browser type, device information, pages visited and referring URL, collected automatically when you visit our website.

3. Purposes and legal bases for processing

We process your personal data for the following purposes:

• To respond to your enquiry — legal basis: steps taken at your request prior to entering into a contract (Article 6(1)(b) GDPR).
• To deliver our buyer's agent service — legal basis: performance of a contract (Article 6(1)(b) GDPR).
• To comply with our legal obligations, including anti-money-laundering, accounting and tax obligations — legal basis: legal obligation (Article 6(1)(c) GDPR).
• To improve and secure our website — legal basis: legitimate interests (Article 6(1)(f) GDPR).
• To send occasional updates where you have explicitly asked to receive them — legal basis: consent (Article 6(1)(a) GDPR), which you may withdraw at any time.

4. How we share your data

We only share personal data where necessary to deliver our service or comply with our legal obligations. Recipients may include:

• Independent lawyers and notaries involved in your transaction, where you ask us to introduce or coordinate with them.
• Mortgage brokers and banks, where you ask us to facilitate a finance introduction.
• Selling agents and sellers, to the extent necessary to arrange viewings, make offers and negotiate on your behalf.
• Providers of IT, hosting, email, analytics and cloud services that process data on our behalf under written data-processing agreements.
• Public authorities where required by law.

We do not sell your personal data and we do not share it with third parties for their own marketing purposes.

5. International transfers

Some of our service providers are located outside the European Economic Area. Where that is the case, we rely on appropriate safeguards recognised under the GDPR, including Standard Contractual Clauses adopted by the European Commission.

6. How long we keep your data

We retain personal data only for as long as necessary for the purposes for which it was collected:

• Enquiry data: up to 24 months from our last contact with you.
• Client data: for the duration of the engagement and for the periods required by Portuguese tax, accounting and anti-money-laundering legislation (typically up to 10 years).
• Website technical data: up to 12 months.

When the applicable retention period expires, we securely delete or anonymise the data.

7. Your rights

Under the GDPR, you have the right to request from us, subject to the conditions set out in the legislation:

• Access to your personal data and a copy of it;
• Rectification of inaccurate or incomplete data;
• Erasure of your data ("right to be forgotten");
• Restriction of processing;
• Portability of data you have provided to us;
• Objection to processing based on our legitimate interests;
• Withdrawal of consent at any time, where processing is based on consent.

You also have the right to lodge a complaint with the Portuguese data protection authority, the Comissão Nacional de Proteção de Dados (CNPD) — cnpd.pt.

8. Analytics and cookies

We use Cloudflare Web Analytics to count visits and understand which pages people read. Cloudflare records the page viewed, the country and city it infers from your IP address (your IP itself is not stored), your device type, and the referring site. There are no cookies set for this, no cross-site tracking, and no individual profile is built — the data is aggregated and anonymous.

Our legal basis is legitimate interest under Article 6(1)(f) of the GDPR. We rely on it because the processing is minimal, identifiers are not collected, and our interest in understanding which content is useful does not outweigh your rights or freedoms. The Cloudflare Web Analytics product page describes its cookieless, privacy-first design.

We do not use Google Analytics, Meta Pixel, Hotjar, session recording, or any third-party advertising trackers.

If you would prefer not to be counted at all, any standard ad-blocker (for example uBlock Origin or AdGuard) blocks the static.cloudflareinsights.com domain by default — we will not detect or work around the block.

Aside from the analytics described above, we use only strictly necessary cookies required for the site to function. You can control or disable cookies in your browser settings; blocking strictly necessary cookies may affect site functionality.

9. Security

We take appropriate technical and organisational measures to protect your personal data against unauthorised access, loss, alteration or disclosure. No transmission over the Internet can be guaranteed to be completely secure, and you provide information to us at your own risk.

10. Changes to this Policy

We may update this Privacy Policy from time to time. When we do, we will change the "last updated" date at the top of this page. We encourage you to review this page periodically.
