Graça

Hilltop authenticity, miradouros at your doorstep, and values that are rising fast.

Graça is the neighbourhood Lisbon insiders have been quietly buying in for the past decade. Perched on one of the city's highest hills above the Alfama, it offers sweeping views of the Tejo, genuine local character, and property prices that still represent real value — though not for much longer.

About Graça

Graça is one of Lisbon's oldest, highest and most authentic neighbourhoods. Sitting on the hill above the Alfama and Mouraria, it was historically a working-class and artisan quarter, and it has retained much of that character — narrow streets, local tabernas, residents who have lived here for generations, and a pace of life that feels genuinely Lisboeta rather than curated for visitors. What has changed is the property market. International buyers have discovered that Graça offers real Lisbon character at prices well below Chiado or Príncipe Real, and the neighbourhood has seen strong appreciation as a result. The building stock is a mix of 19th-century azulejo-fronted buildings, smaller 20th-century blocks and the occasional Pombaline survivor. Many apartments have been renovated to a high standard, but there are still unrenovated properties with genuine upside for buyers who want to add value.

What you can expect to pay in Graça

  • Studio / T0 €220,000 – €320,000 Best value entry point in central Lisbon
  • 1-bedroom / T1 €280,000 – €420,000
  • 2-bedroom / T2 €400,000 – €620,000 Renovated apartments with views command strong premiums
  • 3-bedroom+ / T3+ €580,000 – €950,000 Larger properties with terraces increasingly rare

Graça remains one of the best value-for-money neighbourhoods in central Lisbon, but the gap with Alfama and Mouraria is narrowing as demand increases.

What it is like to live here

Miradouros and the view

Graça has two of Lisbon's finest viewpoints. The Miradouro da Graça offers panoramic views over the Alfama, the Castelo de São Jorge and the Tejo — particularly spectacular at sunset. The Miradouro da Portas do Sol, at the edge of the Alfama just below, is equally beautiful. For residents, having this on your doorstep is simply part of daily life.

Local life and authentic character

Graça has resisted the full tourist makeover better than almost any other central Lisbon neighbourhood. There are still local tascas serving €8 lunches, corner shops, fishmongers on the street, and the kind of neighbourhood conversations that happen when people actually know each other. The covered market (Mercado do Forno do Tijolo) serves the community more than visitors. This is increasingly rare in central Lisbon.

The arts and emerging scene

Graça has quietly become one of Lisbon's more interesting cultural neighbourhoods. Studios, galleries and ateliers have opened alongside the old tascas. The Convento da Graça — a stunning 16th-century monastery — is now used for events and cultural programming. There is a strong creative community here, and the neighbourhood has an energy that feels generative rather than settled.

Architecture and renovation potential

The building stock in Graça is varied — some beautiful azulejo-fronted 19th-century buildings, some humbler 20th-century construction, and a handful of genuine historic gems. Many properties have been renovated in the past five years, but there are still opportunities for buyers willing to take on a project. The rewards — both in value uplift and in living in a beautifully restored Lisbon apartment — can be significant.

Graça tends to suit…

  • Value-conscious buyers who want central Lisbon without paying Chiado prices
  • Those drawn to authentic neighbourhood character over tourist-facing polish
  • Buyers looking for renovation projects with genuine upside
  • Younger couples and individuals who want a real local community
  • Investors targeting the growing mid-market rental segment
