Overview

About Benfica.

Benfica is one of Lisbon's larger parishes — residential in character, with a long village history going back centuries that is still visible in the old centre around the Igreja de Nossa Senhora do Amparo. Most of the residential stock is post-war, ranging from 1950s–60s apartment blocks built for the expanding middle class to 1990s and 2000s developments with modern standards, parking and shared gardens. Benfica has real density of amenities: Colombo (one of Europe's largest shopping centres), full supermarkets, a dense network of schools, parks and sports facilities — including Estádio da Luz, home to S.L. Benfica. Monsanto forest park wraps around the southern edge of the parish, giving many streets direct access to one of Europe's largest urban forests. Metro, suburban train and bus all serve the parish; the airport is ten minutes by car.

The market

What you can expect to pay in Benfica.

  • Studio / T0 €190,000 – €270,000 Mostly in newer developments — older blocks skew larger
  • 1-bedroom / T1 €230,000 – €360,000
  • 2-bedroom / T2 €320,000 – €550,000 Modern apartments with parking at the top of the range
  • 3-bedroom+ / T3+ €460,000 – €950,000 Larger family apartments in newer developments, some with terraces

Prices reflect early 2025. Benfica has appreciated steadily but more slowly than central Lisbon; the value equation on space, parking and proximity to green is among the best in the city.

Life in Benfica

What it is like to live here.

01

Monsanto on the doorstep

The southern and western edges of the parish give directly onto Monsanto forest park — 10 square kilometres of pine and oak woodland, with marked trails, viewpoints, picnic areas and Sunday cycling routes. For families with children, runners, and dog owners, this is a level of green infrastructure that central Lisbon cannot match.

02

A complete family ecosystem

Benfica has the density of schools, paediatric practices, playgrounds, sports clubs and after-school facilities that family life relies on. Colombo provides one-stop services — supermarket, cinema, medical centre, services. For buyers relocating with school-age children, the practical infrastructure here is exceptional.

03

Light, parking and modern layouts

Most apartments here have proper layouts, double glazing, parking and storage — things that are hard to come by in central Lisbon without a new-build premium. Many buildings have lifts, shared gardens and pools. The practical daily experience of the building stock here is often better than in prettier neighbourhoods.

04

Village centre, modern surround

The old village centre around the Igreja de Nossa Senhora do Amparo still has its market, tascas, a handful of small squares with plane trees. Around it sprawl the more modern residential streets. Benfica is not uniform — older pockets have character, newer pockets have convenience, and buyers can choose accordingly.

Is this the right neighbourhood for you?

Benfica tends to suit…

  • Families with school-age children prioritising space and practicality
  • Buyers who want green space and parking without leaving Lisbon
  • Long-term residents rather than short-let investors
  • Those who accept being less central in return for significantly better value
  • Football fans — Estádio da Luz is five minutes away

Benfica is the right answer for a particular kind of buyer and the wrong answer for another. If you want historic cobbled streets and tiled façades, this is not your neighbourhood. If you want space, green, schools and modern practicality at a sensible per-square-metre price, few places in Lisbon compete.

The parish is large, and specific streets and developments vary widely. Book a free call and we will help you focus the search.
